As this role is working alongside one of our new social housing partners we are ideally looking for someone with experience in this/from the reactive maintenance sector. Wates Living Space is one of the UK’s leading providers of planned and responsive maintenance services in the social housing sector, maintaining over 500,000 homes nationwide every year. Our leading position within the maintenance sector has enabled the business to realise ambitious strategic growth. Key Accountabilities will include: Produce commercial reports both internally and external to the company Ensure the timely receipt of quotations for materials, equipment and Sub-subcontract works, undertake commercial assessment of quotes received and ensure the timely placement of orders on commercially advantageous terms to facilitate project delivery and ensure business objectives are met. Regularly complete on site measurements/ take offs Ensure all contractual processes are completed on time We are looking for a good work ethic and the ability to work under a Project Surveyor and within a team of Surveyors of different levels of knowledge. The selected assets will be a range of multi-let properties from the office sector.Key Responsibilities: Involvement in Design for Management (DFM) – development & Implementation of client projects, the on-going maintenance and understanding of new systems and technical process Interaction with FM teams through a thorough understanding of Service Level Agreements (SLA) and providing technical advice and support CX Focus through the right selection process, the expectation would be that the TSM would already have a Customer Service Mindset and excellent communication skills Potential conflict resolution skills: e.g., any technical issues arising from Suppliers Occupiers, Client instructed fit outs Provide a level of strategic thinking around Client plans for asset in terms of Planned Maintenance Reports (PMR) /Planned Maintenance Programme (PMP) budgeting advice to surveyors and FMs Expected OutputsThe provision of technical and compliance support to the JLL team in general with the following: Assist with the overall responsibility for ensuring that engineering maintenance has been completed to appropriate standards and contract specifications, this would also include the understanding of SFG 20 tasks under the Condition Based Maintenance (CBM)/ Business for Maintenance (BFM) approach, due for 2023 roll-out on assets which lend themselves to this more cost-effective way of working.We are looking for an individual with a proven solid experience in delivering high quality hard M&E services in a customer focused multi-site environment, and good working knowledge of Health & Safety Legislation. You will have a robust technical background with a professional qualification and practical experience in a trade – Electrical, Mechanical, Gas or F-Gas. Desirable is a BIFM qualification or equivalent, IOSH or NEBOSH certificate and experience in computer PPM management systems (e.g., Concept).To be successful in this role you will have highly effective management skills and be able to communicate clearly and concisely. Alongside this, you will have excellent attention to detail and promote ownership through to closure.
